Remodeling ... And Then It Turned Into

One of my favorite and I think most valuable calls that I get is the one that starts with we are thinking about doing some remodel/updating and wanted to see if you can come by and give us input on what to do vs not do.

There are plenty of sources out there with input on what you generically get a better return on than others.  However, it is often very dependent on the specific property.  What I notice is that sellers may have something in mind that they think should be updated before they list their house for sale but once that "one thing" is started the "And Then It Turned Into" starts.   Kitchen sinks turn into counter tops, which turn into floors, which turn into appliances, which turn into cabinets,which then highlight the rooms around the kitchen and if they are dated or not.  Once we do one area it can almost put a floodlight on something that is not done.  Buyers will often have a different preference for a style, color or brand that they want in a home and will rip out what we want.


Here are several resources to get you started but I always recommend having your Realtor come by to look at the house and talk about what you want to do before you make any commitments or start work.  



Costs and wow factors can vary by area and by house.    Sometimes the best thing to do is clean, freshen, paint and sell.

Doing any remod's before selling needs to be looked at rial close.  Does the cost off set the gain

Great message. If sellers just asked an experienced agent to stop by it would help them more than they would ever know.
