Colorado Springs Home Sales Rise 4.6% from June 2009

The Colorado Springs Gazette, our local newspaper, reported today that Colorado Springs area resales  totaled 913 in June 2010.  This is a 4.6 increase from June of 2009.   They also noted with figures from the Pikes Peak Association of Realtors that prices are also rising.  The median price was $205,000 which is a 5.3% increase from June 2009 .

Colorado Springs Stetson Hills June 2010 Market Report

Stetson Hills, located Northeast of Colorado Springs East of Powers Blvd. offers a variety of homes, styles & price ranges for individuals and families wants, needs and preferences.  With quick access up and down Powers Blvd. military bases can be accessed quickly and easily.  Established neighborhoods offer landscaping, parks, schools and a short car ride away is Sky Socks Stadium, how of the Colorado Rockies farm team.  In June 2010 there were 131 total properties.  Of those:

93 are active on the market

5 are a first right of refusal (short sale)

10 are pending

7 are under contract and

16 are sold

The list price ranges from $139,900 to $379,900.  The average listing is $221,951.  The average under contract is $205,114.  In June 2010 the average sold price was $197,350 with 96 days on the market.

June 2010 Colorado Springs Pinon Valley Market Report

Pinon Valley located East of Centennial Blvd. on the Northwest side of Colorado Springs borders Ute Valley Park on the Park's West side.  Pinon Valley is a great community of homes offering a wide variety of styles, architecture & amenities.  With schools nearby, hiking trails through Ute Valley Park and playgrounds accessible for the kids it is a popular Northwest Colorado Springs community.  In June 2010 there were 18 properties found.  Of those:

13 are active on the market

1 is a first right of refusal (short sale)

2 are pending and

1 is under contract.

The list price ranges from $147,000 to $262,500.  The average listing is $213,221.  The average under contract is $178,450.  In June 2010 several properties are waiting to close but have not closed yet.

Antelope Meadows is a community located between Austin Bluffs Parkway & Powers with easy access to Woodmen Road and/or I-25 headed North.  Popular because of the access across town North and South as well as East and West yet still convenient to stores and shopping.  The added benefit of Cottonwood Creek Recreation Center is a huge plus. In June 2010 there were 10 properties found.  Of those:

4 are active on the market

4 are sold 

 

The list price ranges from $205,000 to $276,500.  The average listing is $252,600.  The average under contract is $273,000 and the average sold property was $229,725 with 56 days on the market.

Pinon Valley Market Report - January 2010

Pinon Valley is a community in Colorado Springs located on the Northwest side of town to the West of Ute Valley Park.  It community is attractive for people who love the outdoors and having easy access to parks and trails.   You will often see hikers, dog walkers, mountain bike riders and strollers enjoying the outdoors. In January 2010, there were a total of 14 homes in Pinon Valley for sale.  Of those:

  • 8 are active listings,
  • 1 pending short sale approval, 
  • 2 under contract and
  • 3 pending - this can refer to an accepted offer but the inspection has not been completed.  
Price ranges were from $179,000 to $325,000.  The average listing is $243,624 and the average under contract price is $247,400.  Note:  the $179,000 price is for the short sale and the only one under $212,000.

Diligence Pays Off

It has been a while since I have written my last blog post.  I have been showing houses downtown, West side, out in Falcon and investment property on the Southwest side.  What I appreciate about this is it keeps me up to date with the market, what is available and what is a good deal.

Downtown:  After looking at all the houses for sale with the specific criteria including being updated, 2 bedroom, 2 bath and a garage as a minimum, we found the house. We had an offer in and accepted the first day it was on the market.  Through the inspection we discovered the hot water heater and furnace are up there in age.  The solution we used is a Home Warranty for the house which covers all mechanical aspects for the house up to 14 months.  Sellers needed two months before their new home was ready and buyer was happy to provide a lease back after closing to help out.

Falcon:  It has been a busy couple of weeks going and previewing homes for sale in Falcon as my buyers are back home and will be moving to Colorado Springs the first week of June.  We stay connected with inventory and now have three homes to take photos and make decisions from.

Investment Property.  Nice size house in terrific tucked area with huge trees and yet quick access to downtown, interstate and the west side.  The investment property offer was presented and has been accepted. 

West Side:  The West side homes are actively being looked at as new inventory comes on the market daily.  Today we head off to look at new house on the market and walk a builder model as a possibility. 

All of these are successful because of the collaboration between the buyers, sellers, listing and sellng agents.  Everyone has been incredible with what they bring whether it be wanting/needing new home, selling a home, warranties, keeping up with inventory and all working together.  Life seems to work so much better with that approach.

Colorado Springs Horse Property with Stream

Sometimes I have the opportunity to see property that just has that special something.  I tend to get calls quite often for a house on acreage zoned for horses with a barn and of course close to Colorado Springs.  If you are not familiar with Colorado Springs that is not as easy as it sounds. 

Heading North out of Colorado Springs I discovered, after 20 years of living here, a tucked area of rolling hills, trees, views and just 10 minutes North of town.  Imagine 5.74 acres with a beautiful home, barn and this view out your window(s).

The second most requested feature is a year-round stream.  The illusion that Colorado seems to create with its snow-capped peaks is that we will have a lot of surface water.  We do not.   Streams of any kind are very hard to find and having one is always a plus.

Set off with a split rail fence the house is a perfect Western Setting atmosphere. Behind the house, a picture frame view of Pikes Peak out the Great Room window awaits.  Open, light and bright with a big country kitchen, nice laundy/mud room right off the garage.

Why do I like this house?  There are only 4 homes available.  The other three are $975,000, $1,250,000 and $1,750,000.  With it listed at $695,000 it is priced right and a beautiful horse property close to town. 

Commutable to Colorado Springs and Denver. What a find.
