As much as we would like to be 100 percent accurate the world of real estate sales is always evolving. I recently had a conversation with a seller about why their house has not sold. Good traffic, good feedback but no offers. In following up with an agent after a second showing we learned the buyer made the decision to go up in price and build s new house.
As disappointing as this was to hear it told us s lot. We needed to get down to a price where buying up, either as an existing home or a new build was a bigger difference financially. For any buyer and seller this might be a unique number but at the same time we find a range where the price does make a difference.
It may not be the answer you as a buyer you want but if competing inventory of other homes is affecting you taking the time to understand the range does make the difference in buyers looking versus buyers writing offers
