Real Estate Communication Courtesies

 

Over the past couple of years as the Colorado Springs market has gone through a very tight inventory market we have learned what is important and can make or break a deal or an opportunity.  Some of the take aways for me include:

 

1. Am I communicating well with other agents?  We know timely feedback is important and sometimes it is easy but other times the clients we are working with are in a state of flux and feedback cannot be given until we are clear what that feedback should be.  Maybe give feedback twice. As much as possible at the time and then more directly to the agent later.

 

2.  As a listing agent what is my protocol for multiple offers?  What does my seller addendum say about notifying other agents about multiple offers when they are received?  Am I prompt with my emails out to all agents letting them know there is a multiple bid situation?  Do I call agents scheduled to show that day just in case they are not checking email?

 

3.  If I am working with buyers and they decide not to write an offer on a house after I have emailed an agent that we are writing am I prompt with my communication to the listtng agent that the buyer has changed their mind?   If we are under contract and terminating am I prompt with that communication and giving as much good information as possible?  When I send an offer over do I call (or at least text) to let the listing agent know that I have sent an offer over)?

 

4.  When showing if I notice something unusual about a listing do I take the time to let the listing agent know?  

 

These may sound simple but what I have experienced on both the buyer and listing side is that simple acts of good communication on a consistent basis has given me opportunities that we may not have had only because the listing agent has had a good impression from previous experiences.   Maybe it also makes me a better Realtor.
